            "content": "<p>\n\tJe constate la présence de la facture jointe dans les comptes de la copro. <a class=\"ipsAttachLink\" data-fileid=\"693\" href=\"https:\/\/www.residence-alba.fr\/applications\/core\/interface\/file\/attachment.php?id=693&amp;key=8c7a3f46b834df30e15e9ef67c8077bc\" data-fileext=\"pdf\" rel=\"\">20240719 - SAPIAN - SAPIAN DEGORGEMENT RESEAU 12.202.pdf<\/a>\n<\/p>\n\n<p>\n\tOutre le fait que je m'étonne de son apparition 18 mois après son émission, cette facture n'est pas à régler par la copro.\n<\/p>\n\n<p>\n\tIl s'agit d'une intervention de débouchage des égouts, au même titre que celles ayant eu lieu fin 2022 <span>:<\/span>\n<\/p>\n\n<ul>\n\t<li>\n\t\tBrunet pour un montant de 266,40€\n\t<\/li>\n\t<li>\n\t\tSapian pour un montant de 1042,42€\n\t<\/li>\n<\/ul>\n\n<p>\n\tCes 2 factures, après de longs mois d'attente, avaient été prises en charge par LH (règlement le 17\/10\/23), en raison de la présence de nombreux gravats et déchets de chantiers dans les conduits.\n<\/p>\n\n<p>\n\tJe vous remercie de revoir ce point avec LH.\n<\/p>\n",

Je sais que les 2 factures ont été créditées le 17\/10\/2023, je l'indique dans le premier message de cette conversation.\n<\/p>\n\n<p>\n\tMa surprise vient d'une 3ème facture, présente sur votre extranet le 19\/07\/2024 et concernant une intervention du 31\/12\/2022. Elle est également reprise dans le message initial de ce sujet.\n<\/p>\n\n<p>\n\tLa question n'est pas tant de savoir pourquoi cette facture apparaît 18 mois après l'évènement concerné mais d'obtenir le paiement par LH, comme les 2 précédentes.\n<\/p>\n\n<p>\n\tPouvez-vous refaire le point avec Mme Feret que vous aviez déjà interpellé le 22 juillet dernier ?\n<\/p>\n",

            "content": "<p>\n\tPour mémoire, je note ici que Mme Laurent, de LH, nous informe par mail en date du 05\/12\/2024\n<\/p>\n\n<ul>\n\t<li>\n\t\tqu'un virement d'un montant de 246,74€ TTC a été émis vers le compte SG de la copro en date du 28\/11\/2024\n\t<\/li>\n\t<li>\n\t\tque le compte étant fermé depuis le 31\/08\/2024, le virement va être rejetté\n\t<\/li>\n\t<li>\n\t\tqu'à réception du rejet un nouveau virement vers le compte du CA devra être opéré, ce qui interviendra en janvier 25\n\t<\/li>\n<\/ul>\n\n<p>\n\tA voir pour quelle raison la facture réglée est de 269,17€ TTC alors que le remboursement émis est seulement de 246,74€ TTC (écart de 22,43€)\n<\/p>\n",
