            "content": "<p>IZI Confort est intervenu dans la résidence du 24 au 26 mars pour procéder à l'entretien des chaudières.<\/p><p>Il faut maintenant relancer Izi confort pour organiser la seconde vague.<\/p><p>En théorie, Izi confort est censé prévenir les résidents 3 semaines auparavant (pour avoir l'historique en tête, vous pouvez <a rel=\"\" href=\"https:\/\/www.residence-alba.fr\/topic\/103-campagne-entretien-chaudi%C3%A8res-et-conduits-3cep\/\">lire ce sujet<\/a>).<\/p><p>Je peux procéder à un affichage si nécessaire.<\/p><p>Le CS a collecté auprès des résidents la situation de chaque logement :<\/p><ul><li><p><span data-i-color=\"green\">Entretien OK<\/span> : A002, A004, A005, A101, A102, A103, A104, A106, A107, A108, A201, A203, A207, A301, A302, A304 [16\/26]<\/p><\/li><li><p><span data-i-color=\"red\">Entretien à faire<\/span> : A001, A003, A006, A105, A202, A204, A205, A206, A208, A303 [10\/26]<\/p><\/li><\/ul><p><\/p><p>Deux remarques<\/p><ul><li><p>lors de la dernière campagne en 2024, Izi confort a indiqué ne pas avoir pu procéder à l'entretien du conduit 3CEp des logements A001 et A006, faute de trappe disponible. Je vous passe les détails (cf. sujet sur le forum évoqué plus haut) mais une société est passée en décembre 2024 pour ajouter une trappe dans le logement A001. Lorsque la même intervention a eu lieu pour le logement A006, la société a constaté la présence d'une trappe. Il conviendra d'être vigilant lors de la réception du rapport de synthèse que doit nous fournir Izi confort que l'entretien des conduits de ces 2 logements a pu se faire. Car cela fait 2 ans qu'aucun contrôle n'a eu lieu pour ceux des logements A001 et A006.<\/p><\/li><li><p>Les logements où le contrôle des conduits 3CEp doit se faire sont A001, A002, A003, A004, A005, A006, A101 et A108<\/p><\/li><\/ul>",

La facture ayant été réglée, rien ne s’oppose à la réalisation de la seconde vague d’entretiens.<\/p><p>Fin juillet, lors de votre échange téléphonique avec la société, le mois de septembre a été évoqué. Il avait alors été convenu qu’Izi Confort informerait les résidents au moins trois semaines avant toute intervention. Or, à ce jour, rien n’a été communiqué.<\/p><p>Chaque jour de retard complique davantage l’organisation : dès la remise en route des chaudières par l’ensemble de leurs clients, les techniciens d’Izi Confort seront extrêmement sollicités et nos logements risquent de passer au second plan.<\/p><p>Il est impératif qu’Izi Confort respecte ses engagements contractuels sans délai. Les entretiens des 11 logements restants, ainsi que la vérification des conduits 3Cep des logements A001 et A006 (jamais effectuée depuis le début du contrat), doivent être programmés immédiatement.<\/p><p>Je vous remercie d’exiger de la société une action concrète et rapide.<\/p>",

Les MES chaudières + Colonnes n'ont probablement pas été faites.<\/p><p>- La note de dimensionnement de DINAK (fabricant de la colonne) est erronée. Sur cette dernière, le modèle de chaudière est une VAILLANT et pas une SD comme c'est le cas.<\/p><p>En théorie, les bureaux de contrôle, Syndic, promoteur, auraient dû voir ces imperfections. (C'est rarement le cas)<\/p><p>Dans la pratique, nous aurons peut-être des surprises sur l'étanchéité des ensembles lors de l'exploitation...<\/p><\/div><\/blockquote>",

Elle demande un RIB pour rembourser l'année en cours. Vous souhaitez demander également le remboursement de l'année dernière. Je ne sais pas si le mail en ce sens a déjà été fait mais je pense que pour l'année dernière, puisqu'une partie de l'entretien a eu lieu (15 chaudières sur 26), il ne faut pas être trop gourmand et demander un remboursement partiel. Et insister pour obtenir les attestations d'entretien pour les chaudières qui ont été entretenues.<\/p><p>Enfin je vous laisse contacter M Boulanger pour initier au plus vite les entretiens des chaudières non vues et peut être revoir la situation de M Ronan (appartement 208) pour qu'il obtienne le document nécessaire pour éviter la coupure de gaz par GRDF. La liste des logements à voir est en tête de ce sujet.<\/p>",
